Canada Emergency Commercial Rent Assistance Program
The Government of Canada, through Canada Mortgage and Housing Corporation (“CMHC”), launched the Canada Emergency Commercial Rent Assistance ("CECRA") on May 25, 2020! This program is designed to provide relief to small business owners who rent commercial property and are experiencing financial hardship, due to COVID-19. The CECRA works by reducing the amount of rent payable by the eligible small business owner but also allows the eligible Property Owner to be paid 75% of the rent owing.
How does it work?
For the months of April, May, and June 2020:
Eligible Small Business Tenants will be responsible for 25% of the rent owed to the Property Owner;
Eligible Property Owners will forgive 25% of the rent owed by the Small Business Tenant (this amount will not be recoverable by the Property Owner); and
CMHC will loan the Property Owner the remaining 50% of the rent owed by the Small Business Tenant (interest free) and will forgive the Loan on December 31, 2020 so long as the Property Owner abides by the terms and conditions of the CECRA. Any defaults will result in the loan becoming due and payable by the Property Owner.
